Country Real Estate Manager

Tasks:

ABB’s Group Function Real Estate’s objective is to effectively support ABB’s business activities by securing the most efficient and profitable use of the Group’s real estate facilities/assets. This requires local, professional real estate expertise, to ensure optimum results. Main responsibilities:

-Work within a staff environment in the country’s head office, dual reporting line to the country CFO and to the Head of Group Function Real Estate in
-Establish a Real Estate strategy and Masterplan aligned with the strategy of ABB’s core operations.
-Development of medium term, strategic real estate plans, enhancing the BUU’s current and future facility requirements. Incorporating ABB’s continued operations flexibility. Consolidating dispersed locations with co-location concepts, eliminating vacancies with flexible sub-rentals, sub-leases.
-Manage the financial performance of BU ZCRE in the local country to meet or exceed committed performance level (e.g. budgets and forecasts). The financial accountability includes P&L, balance sheet and cash flow.
-Establish and regularly update and report the region’s/country’s detailed corporate real estate inventory of all ABB owned, leased/rented sites, plots of land, offices, manufacturing, warehouses, storage, parking, cafeteria and other facilities.
-Carefully monitor benchmark, rationalize and regularly report the related real estate occupancy costs for every facility. Charge the occupying BUU’s full cost rents (regardless whether the facility is owned or leased/rented).
-Supervise all major Corporate Real Estate investments in owned or leased facilities. Oversee that such investments are submitted to ABBZH in accordance with Group Policy and for formal approval with the CIMT.
-Establish an excellent working relationship for mutual trust and respect with ABB’s various BUU’s and the country management to pro-actively support its operational achievements and business targets.
-Implement a functional Real Estate organization in line with ABB’s leading operating model.
-Manage the WCP Real Estate program with focus on:
Space Efficiency through Workplace 2020
Energy Efficiency through Green CREM
Optimized facility services through IFM (Integrated Facility Management).
Manage the financial performance of BU ZCRE and carefully monitor, benchmark, rationalize and report the occupancy costs for every facility.


Requirements:

-At least 5 years of first hand professional experience in a corporate real estate environment, commercial real estate/developer environment, or facility management
-Bachelors degree in real estate, engineering, business, or related field
-Development, leadership and coaching a functional organization distributed at various locations.
-Demonstrated effective change leadership.
-Must be able to effectively communicate with stakeholders at various levels (globally as well as locally).
-Ability to centralize Real Estate staff and standardize and harmonize facility services and levels.
-Strong Real Estate industry knowledge.
-Excellent negotiating and presentation skills
-Ability to manage/control contractors, service providers and consultants
-Experience with facility management and real estate occupancy costs
-Good information systems skills
-Knowledge of financial – discounted cash flow – and P&L analysis
-Extensive experience in commercial rental/lease contract negotiations and knowledge of lease accounting
-Ability to assess construction systems, building design, space and cost efficiency. Effectively manage multiple projects within fixed time frames and budget restraints.
-Experience in planning and implementing large and small real estate transactions in various geographical markets. Ability to read construction documents.
-Ability to assess and negotiate financial aspects of projects
-Understanding of the components of buildings and the characteristics of their building construction system including but not limited to electrical, mechanical, and structural systems
-Strong project management, negotiation, analytical and organizational skills
-Ability to effectively manage multiple projects simultaneously and complete within estimated time frames and budget restraints
-Work independently and with others in a constructive way
-Strong interpersonal, oral and written communication skills needed to interact with architects, vendors, developers, commercial brokers, contractors and others
-Effectively interface with all functional areas, own employees and senior management
